Ja, also wenn es sich um einen wirklich sehr hochwertigen Boden handelt, dann finde ich es schon durchaus in Ordnung, dass du die Mieter darauf hinweist, dass sie da vielleicht besonders vorsichtig agieren.

Wir selbst sind nämlich auch gerade im Moment damit beschäftigt unseren Boden neu zu verlegen. Dazu haben wir uns erst vor ein paar Tagen bei https://bandschleifertest.org/akku-bandschleifer/ einen Akku Bandschleifer gefunden und bestellt und bringen den Parkett nun noch in die richtige Form.

Werden dann unsere Mieter auch gesondert darüber informieren, dass der Boden ganz neu ist und sie bitte darauf achten sollen.

ich denke schon, dass du solche Modernisierungen in die nächste Mieterhöhung einfließen lassen kannst. So ein Vordach macht jedenfalls absolut Sinn.
Vor allem wenn bei Niederschlägen immer wieder der Eingangsbereich vom Haus unter Wasser steht. Durch Feuchtigkeit können dort schließlich diverse Schäden entstehen,
für deren Instandsetzung auch bloß wieder Kosten entstehen. Mit so einem Vordach aus Glas lässt sich zum Beispiel auch ganz leicht eine optische Aufwertung erreichen.
Schau mal hier:

All zu teuer dürfte das auch nicht werden. Lass dir doch einfach mal von verschiedenen Firmen einen Kostenvoranschlag machen. Sollte auch keine große Aktion sein.
Innerhalb von einem Tag ist so ein Vordach sicher montiert.

Eine meiner Mieterinnen Frau S. - die schon lange bei mir lebt und im großen und ganzen eine gute Frau ist, wünscht sich dass ich ein Vordach über der Haustür installiere. Ich bin mir gar nicht im klaren wozu dass eigentlich gut sein soll und möchte mir die Kosten auch lieber sparen, oder kann ich das auf die Mieter umschlagen?

Ich versuche höflich und nett zu sein (Google Bewertungen werden ja auch immer wichtiger).

Trotzdem MUSS ich manchmal einen anderen Ton anschlagen. Um klar zu machen dass es Grenzen gibt und
sicher zu stellen dass nichts aus dem Ruder läuft.

Das führt manchmal ja.. zu einem seltsamen Umgang

Das ist ein relativ schwieriges Thema, wo ich - obwohl ich schon mehrere Jahre selbst Immobilien vermiete - keine genaue Antwort darauf habe.

Ich denke, dass dir da nicht viel anderes übrig bleiben wird als einen Anwalt zu rate ziehen, damit du da letztendlich auf der sicheren Seite bist. Auf dieser hätte ich beispielsweise einen für dich bei der Hand, wo ich dir aus Erfahrung sagen kann, dass er wirklich weiß wovon er redet und auch mit seinem Honorar in einem angemessenen Rahmen liegt.
